Software can tell you a site pencils; it cannot entitle the parcel, stack the density bonus, win the planning commission, solve the condition in the ground, or hold a delivery date. That knowledge is hands-on, local, and hard-won and it is exactly what we do. • Principal: we invest and operate on our own balance sheet and with select capital partners.

• Co-GP / Joint Venture: we sponsor and operate; you fund.

• Fee Developer: you own; we execute, entitle, and deliver.

• Advisor: fixed-fee feasibility, pro formas, entitlement roadmaps, and owner's representation.
